What might peeling or bubbled roof coatings suggest about the condition of the layers underneath?

Roof coatings – paint, waterproof membranes, protective layers – should usually sit flat and well-bonded. When you see peeling, blistering, or bubbles, it often means moisture or trapped air is pushing from underneath, or that the coating has lost its grip.

This can happen if the surface wasn’t prepared properly, if water has seeped into cracks, or if the material has aged and started to fail. While it may look like just a cosmetic issue at first, these weak spots are often where leaks begin.

Peeling or bubbling acts like a warning sign that the system isn’t fully sealed anymore. Investigating and repairing at this stage – sometimes stripping and redoing affected sections – is much better than ignoring it until water finds its own path into the building.
