How can visiting a property at night reveal things you didn’t notice during a daytime viewing?

Featured in:

In daylight, many places feel bright, busy and fairly safe. At night, the personality of a neighbourhood changes. Street lights (or the lack of them), how crowded or deserted it feels, noise levels and even smells can be completely different.

Visiting after dark lets you see how well pathways and entrances are lit, whether staircases feel safe to use, and if there are lonely, shadowy corners near your parking or building gate. You’ll notice if loud traffic, barking dogs, or nightlife from nearby shops and bars might disturb your sleep.

It also shows you how neighbours behave at night – are there constant parties, shouting, or loud TV noise coming through thin walls? Is the area mostly calm?

A flat that feels perfect at 3 pm might feel uncomfortable at 10 pm. Since you’ll be living there at all hours, it’s only fair to meet the place in its night-time mood as well before deciding.
